TOWNSITE

Redwood Meadows is a unique community.

It is the only Townsite recognized by Alberta Municipal Affairs at this time.

 

We are unique in that it is a partially independent municipality, functioning similar to an incorporated community, but is different from all other Alberta towns due to:

 

  • its location within the Tsuut'ina Nation;
  • the leased nature of the land on which it is developed; and
  • council’s shared administration of the Townsite with the Tsuut’ina Nation Council.
  • It has an elevation of 1,250 metres (4,100 ft) and is approximately 400 acres (1.6 km2) in size (1.62 km² or 0.6 sq mi).

 

Redwood Meadows is located in census division No. 6 in the Canadian Federal riding of Foothills , represented by John Barlow .  Provincially the Townsite is located within the Banff-Kananaskis Riding represented by Sarah Elmeligi.

Local Administration

Although the Townsite of Redwood Meadows is located within Tsuut’ina Nation reserve, it has its own Town Council of a mayor and six councillors.


History

In 1877, well-known leader Chief Bull Head signed Treaty No. 7, which created the 280 km2 reserve on which the Tsuut’ina now live. Before they were confined to the reserve, each band was led by a chief. Today, the band is governed by an elected chief and councillors.


A distinguished contemporary leader of the Tsuut’ina was Chief David Crowchild (born on 12 April 1899; died on 10 April 1982). Crowchild became chief in 1946, and established a school and band farm on the reserve.


In the early 1970s, the land upon which Redwood Meadows is developed was leased to Sarcee Developments Ltd. (SDL), a wholly owned Tsuut’ina company. The Head Lease, 75 years in duration, commenced in 1974 and was recently extended (2021) until 2095! This historic deal, the first of its kind in Canada, which was approved by the residents of the Townsite of Redwood Meadows, recognizes Tsuut’ina’s sovereignty, while providing Redwood Meadows delegated authority to operate the Townsite and serve as a land steward for Tsuut’ina.


The lease extension continues a partnership that has been in place since the 1970’s, providing Tsuut’ina a multi-generational benefit, while creating certainty for the residents of Redwood Meadows.

The Townsite office or “Redwood House” is located at #1 Manyhorses Drive. Redwood House houses our administrative offices and meeting rooms. It is the central hub of the community. Community events, celebrations, council meetings and community events are all held at this location.

Groups and Clubs


Parent and Tots Group

Come out and meet other parents with little ones. An indoor playgroup at Redwood House for parents and children up to 5. Every Tuesday morning from 9:30-11:30. There are toys, play structures, mats and overall frivolity for the kids. There is also coffee and chairs for the parents….. 

High Country Quilters

Do you love to quilt or want to learn how? Would you like to make new friends and have fun? Join us! Our guild meets monthly to share ideas, learn new techniques and give back to the community by making charity quilts. Join us at Redwood House!

Community Cafe

Come on down and cajole with others about the goings on in our community. Open to all residents for socializing, visiting, and getting to know one another.

Bylaws, Fines and Enforcement


An Overview

  • Speed limit is 30 km/h through the entire Townsite.
  • Vehicles are restricted to paved roadways.
  • Operation of off-road vehicles is prohibited within Townsite boundaries.
  • Parking of vehicles is restricted to driveways.
  • Recreational units must be parked adjacent to or behind the residence and are limited to two units per residence.
  • Boulevards are a utility right-of-way and are public property (approximately 12 feet to all paved roads). Residents are required to maintain the right-of-way in front of their property. No development (trees, storage, etc.) or parking of vehicles is permitted on boulevards.
  • Garbage and Recycling must be in CLOSED CONTAINERS (provided by Townsite) and placed at the roadside for pick-up on Tuesday mornings by 7:00am. Containers are to be placed at the curb only on the day of pick up, not the evening before.
  • NO OPEN FIRES of any kind outside of approved fire/BBQ pits are permitted. If a fire ban is declared, the ban includes all fire pits.
  • Bird feeders are only permitted during winter months November to March.
  • ALL DOGS must be licensed annually and be kept under control at all times. Animals must be kept out of all park areas and are not allowed to disturb neighbors. “Poop and Scoop” rules are in effect in all areas.
  • The golf course is OFF LIMITS during golf season except for paying customers. Wintertime use is permitted with the exclusion of the tees and greens.
  • Any residential development requires Townsite approval (structural modifications, decks, roofing, painting, sheds, play structures, dog cat runs, fire pits, etc.). Building permits are available at Townsite Office and under the "services" tab above.
  • Signs are only permitted on Townsite Bulletin Boards and residential property provided they meet Townsite By-law requirements. Temporary signs require a permit, which can be obtained at Townsite office free of charge.
  • Residential lots are not permitted to appear untidy or unpleasant to the eye or to be used to store any substance or material emitting unpleasant odor.
  • Removal of trees in excess of six inches in diameter is only permitted with Townsite approval.
  • DISCHARGE OF FIREARMS IS STRICTLY PROHIBITED anywhere inside the Townsite boundaries.
  • Residents shall refrain from causing excessive noise as per Noise Control Bylaw.
  • Pumping ground water or run-off water from property into Sanitary Sewage System is strictly prohibited.

Bylaw Fines and Enforcement

Please see Bylaw 98-2 for the violation amounts for Bylaw infractions. Warning letters can be issued for first time violations at the discretion of the Townsite Administration. Subsequent violations will result in the fines below. Fines levied will be added to the monthly water and sewer utility bill. They are payable at the Townsite Office.
